Common Questions

Signs your shingle roof needs to be replaced:

  • Shingle Age – If your asphalt shingle roof is 15-25 years old, it may be nearing the end of its lifespan.
  • Granule Loss – Excessive granules in gutters or bald spots on shingles reduce protection and signal wear.
  • Water Leaks & Stains – Interior ceiling stains or attic moisture suggest the roof is no longer watertight.
  • Sagging Roof Deck – A sagging roofline could indicate rot or structural damage.
  • Curling or Missing Shingles – Warped, cracked, or missing shingles leave the roof vulnerable to leaks.

When do I need to change my metal roofing system?

  • Metal panel Age – While metal roofs can last 40+ years, an aging system with multiple issues may require replacement.
  • Rust or Corrosion – Deterioration of the protective coating can weaken panels and lead to leaks.
  • Panel Warping or Buckling – A sign of structural movement or improper installation.
  • Seam Separation or Failed Sealant – If the seams between panels are compromised, leaks can occur.
  • Loose or Missing Fasteners – Over time, expansion and contraction can loosen screws, leading to potential water infiltration.

How can I tell when my flat or low slope roof should be replaced?

  • System Age – PVC, TPO, and Modified Bitumen roofs typically last 15-30 years, depending on material and maintenance.
  • Ponding Water – Standing water that doesn’t drain properly can cause membrane failure.
  • Frequent Leaks – If repairs are becoming more frequent, it may be time for a full replacement.
  • UV & Heat Damage – Fading, cracking, or brittleness from prolonged sun exposure weakens the membrane.
  • Seam or Flashing Failures – Open seams or failing flashings allow water intrusion and can cause costly damage.
  • Blisters or Bubbling – Indicates trapped moisture beneath the membrane, leading to deterioration.

Shingle roofs are likely repairable if:

  • A few shingles are missing or damaged – As long as the surrounding shingles are intact, spot repairs can be effective.
  • Minor leaks – Leaks coming from flashing, vents, or small penetrations can often be sealed or repaired.
  • Minor granule loss – Some granule shedding is normal, but repairs are possible if there are no widespread bald spots.
  • Moss or algae growth – If growth is surface-level and hasn’t caused deterioration, a cleaning and preventative treatment may be sufficient.

Metal roofs are likely repairable if:

  • A few fasteners or seams are loose – Tightening or replacing fasteners and re-sealing seams can restore waterproofing.
  • Minor rust spots – If caught early, rust can be cleaned and recoated before it compromises the panel.
  • A small leak is present – Leaks from seams, penetrations, or flashing can often be sealed.
  • Minor dents from hail or debris – Cosmetic damage that doesn’t compromise waterproofing is usually repairable.

Low slope and flat roofs are likely repairable if:

  • Small punctures or tears in the membrane – These can typically be patched without a full replacement.
  • Ponding water is a new issue – If no structural damage is present, proper drainage solutions may resolve the problem.
  • A single seam or flashing has lifted – These can often be re-sealed before they lead to major leaks.
  • The roof is still within its service life – If the material hasn’t suffered widespread failure, repairs may extend its lifespan.

Choosing the right system depends on your needs, budget, and roof type. For this reason, we offer composition shingles, metal roofing, and low-slope options. Factors like durability, energy efficiency, and aesthetics should guide your choice. Additionally, Our team can help you weigh these factors to find the perfect material for your home. The time required for a roof installation depends on the roof size, material, and complexity of the project. A standard composition shingle roof typically takes 1–3 days, while metal or low-slope roofs may take longer due to additional steps in installation. Weather conditions can also impact timelines,

Shingle roof systems -

Typically lasting between 15 to 30 years, depending on several factors. While some high-quality shingles, such as architectural or designer shingles, can extend past 30 years. Standard 3-tab shingles often have a shorter lifespan. Climate & weather conditions, proper ventilation, installation quality, roof slope and proper drainage are all factors that are factored into the longevity of a system.

Standing seam metal -

Typically lasting 40 to 50 years; however, with proper maintenance, they can last even longer. Additionally, they are one of the most durable roofing options available, often outlasting asphalt shingles and providing long-term protection for both residential and commercial buildings.

Low slope systems -

Modified Bitumen 1 Ply last approximately 15-20 years while 2-ply and PVC can last up to 30 years. Similar to the other systems, many factors have to be considered. Proper installation, Membrane thickness and layers, proper drainage and differences in environmental exposure all need to be considered.

Standing Seam Metal Roof – Durable & Weatherproof Roofing Option

Standing seam metal roofing systems are among the most durable and high-performing roofing solutions available. Unlike traditional asphalt shingles, which require periodic replacement and are more susceptible to weather damage, standing seam metal roofs offer superior longevity, durability, and energy efficiency.

Longevity & Durability

  • A properly installed standing seam metal roof can last 50+ years, while asphalt shingles typically last 20-30 years with regular maintenance.
  • Metal roofing resists common issues such as cracking, curling, and granule loss that affect shingles over time.

Weather Resistance & Strength

  • Metal roofs provide exceptional protection against harsh weather, including high winds, heavy rain, hail, and fire.
  • Standing seam systems have concealed fasteners, reducing the risk of leaks, while shingles rely on exposed nails that can loosen over time.

Energy Efficiency & Sustainability

  • Metal roofs reflect solar heat, reducing cooling costs by up to 25%, while asphalt shingles can absorb heat, sometimes increasing attic temperatures.
  • Many metal roofing systems are made from recycled materials and are fully recyclable at the end of their lifespan.

Maintenance & Cost Comparison

  • While the initial cost of a standing seam metal roof is higher than shingles, the long-term savings in maintenance, energy efficiency, and longevity make metal roofing a more cost-effective investment.

For homeowners looking for a long-lasting, low-maintenance, and energy-efficient roofing system, standing seam metal is the superior choice over asphalt shingles. While shingles may be a more budget-friendly upfront option, a standing seam metal roof pays for itself over time through its durability, energy savings, and minimal maintenance requirements.
